The developer and owner of “Novira Plaza” SIA “Marijas 2” has successfully issued bonds, which are included in the alternative market “First North” managed by AS “Nasdaq Riga” stock exchange.
“We are happy to see the success of the secured bonds of SIA “Marijas 2″, where more than 60 investors bought all the secured bonds in our first public offering,” comments Jolanta Jurga, CEO of the property management company “Evernord”.
“Such high interest from investors also proves the strength of the product itself – the new and important project of the center of Riga “Novira Plaza”, which will be opened this fall,” says the executive director of “Evernord”, mentioning also many highly recognized local and international companies, such as “PricewaterhouseCoopers “, “Zalaris” and others who have already signed contracts for moving their businesses to “Novira Plaza”.
The construction works of the “Novira Plaza” project are actively underway in the center of Riga. “Novira Plaza” will be a sustainable and modern class A business center, which will be located between Satekles, Marijas and Elizabetes streets. The new project will be not only aesthetically attractive, but also functional, energy efficient and will meet LEED standards. The goal is to achieve LEED Platinum certification within the building’s first years of operation.
SIA “Marijas 2” has completed the first public offering, in which more than 60 private investors from the Baltic States purchased bonds worth EUR 4 million with a yield to maturity of 8.5% per year, reaching the maximum total nominal value of the issue. Together with the previous releases, the total amount of issued bonds is 29 million euros, all of which are included in the bond issuance program of SIA “Marijas 2” for a total amount of up to 45 million euros.
The developers of “Novira Plaza” are “Evernord Asset Management”, a licensed asset management company, which currently manages three closed-end investment funds and operates in all three Baltic states, and “Novira Capital”, which is one of the leading real estate developers in Estonia and in recent years has created 4 office buildings in the central part of Tallinn and more than 300 high-class apartments.
